Terms and Conditions
Condition of Property
This lease is for the leased property “as is.” Lessee understands that no guarantee or warranty regarding the condition of the Leased Property has been made by Lessor or any of Lessor’s agents. Lessee acknowledges that the Leased Property is in satisfactory condition upon taking possession. The Parties have agreed that the square footage specified in this commercial lease agreement is approximative.
All laws, codes, ordinances, statutes, rules, regulations, and other legal obligations (including covenants and limitations) pertaining to the Leased Property must be complied with by Lessee at its sole expense. The parties agree that any necessary modifications, construction, or improvements to the Leased Property and/or common areas of the Property must be made at the Lessee’s expense in the event that the Americans with Disabilities Act or any other Law is required as a result of Lessee’s use or intended use of the Leased Property.
The only way this Commercial Lease Agreement may be changed is in a written document that both Lessor and Lessee agree to and sign. This Commercial Lease Agreement contains the whole set of terms and conditions relating to the subject lease between Lessor and Lessee.
